Real estate development company UAB "Optimalus progresas", operating under the brand name "Bolds Property Partners", has acquired 6 remaining unsold plots and houses of the luxury individual housing block "RO16" in the capital, Pavilnys. The company is investing 3 million EUR in the first stage of completing the block.
Another EUR 0,5 million will be invested in the infrastructure of the quarter. The developer will make this investment together with the owners who have already purchased houses in the quarter.
"We are currently reviewing and updating the projects. This is an ambitious project that was launched seven years ago in a location that was traditionally not considered the first choice for the luxury housing segment. The quarter is characterized by a unified architecture and concept, and we have followed its development from the very beginning. We are confident that by applying the competencies and experience of our team, we will overcome the challenge and successfully complete the quarter," says Paulius Lavrukaitis, CEO of Bolds Property Partners.
Six plots of land with two houses under construction were purchased from a creditor of the project developer, UAB Kalvos namai. The company is currently being liquidated due to bankruptcy.
The architects who designed the block, Studija lape, are continuing to work on the project. They won the architectural competition announced before the construction of the block began. The block consists of a total of 16 houses, 10 of which already have owners. Two houses are currently under construction, and the remaining four will be developed in the next phase.
"We will maintain a unified concept and aesthetics of the quarter, adapted to the environment - the houses stand on the highest hill in Vilnius, Rokantiškės, from which picturesque panoramas of the regional park open. The original architectural idea and the cherished lifestyle philosophy were favorably and organically accepted and appreciated by the people who have already decided to live here," says Tomas Lapė, manager of "Studija lape" and project architect.
According to the architect, the current and final four houses under construction will take into account the experience of building previous houses in the block and the requirements of today's luxury segment residents.
After taking over the project, the first step is to complete the general infrastructure of the quarter. The main engineering networks are already completed, but the communication infrastructure and the arrangement of common spaces are still missing.
"All that remains is to install the streets of the block with sidewalks and lighting, as well as common entrances. Currently, the residents of the block are establishing a community that will take over and continue to maintain common areas, including the more than 2 ha of forest around Rokantiškės Hill, which will belong to all residents of the block," says P. Lavrukaitis.
4 types of houses are being built in the block, ranging from 240 to 440 sq m in area, each house is individually adapted to the plot so as not to obstruct the view from the windows, and private leisure spaces are created.
The house decoration uses glass, concrete, stone and metal, embodying a monumental and durable architectural idea. The houses are designed with smart heating, cooling, ventilation and lighting control systems.
The housing estate is being built in the Pavilniai microdistrict of the capital, in an already established residential area. The estate borders the Pavilniai Regional Park and can be reached from Vilnius Old Town in 10-15 minutes.
Bolds Property Partners has been operating since 2012, and the company has developed more than 20 commercial and residential buildings with a total area of over 20 sq m.
