In April 2025, 397 new construction apartments were sold on the Vilnius real estate market, according to "Males" data collected by analysts. The value of the sold property reaches 65,8 million euros. The average price per 1 sq. meter of the sold apartment was 3 euros.
In April of this year, 58 percent more apartments were sold than in the same period last year, when buyers purchased 251 apartments. In April, 45 preliminary contract terminations were also recorded on the market.
In April, 604 new construction apartments were offered in 7 projects in Vilnius. Currently, buyers in the capital's primary market can choose from 4 apartments offered for purchase by real estate developers. This is 981 percent more than in April last year. At the end of April, the average price per 14,5 sq. meter of vacant apartments reached 1 EUR. Compared to April last year, apartment prices grew by 3 percent.
"The situation in the market is quite paradoxical, the prices of newly built apartments for sale are increasing, although the supply is also increasing. This is mainly influenced by falling loan interest rates and increasing construction costs," says the Chairman of the Board of Hanner Arvydas Avulis.
In April, the largest supply was recorded in the economy segment – 2 apartments, with market prices of up to 448 EUR per sq. meter. The smallest supply was in the prestigious segment – 3 apartments, where prices exceed 500 EUR per sq. meter. In the middle segment, with prices ranging from 1 to 214 EUR per sq. meter, buyers were offered 4 apartments.
