The real estate ad portal Aruodas.lt is organizing the fifth "Open House Days" event, where this time new projects being developed in the capital are participating and the evening of May 30, one of the last days of spring, is set aside for viewing. Real estate developers consider that the evening will allow those looking for a new home to evaluate parking options, explore the surroundings, see what the view from the apartment looks like when the sun sets, and maybe even get to know potential new neighbors.
Viktorija Steponavičiūtė, the manager of the real estate advertisement portal Aruodas.lt, says that during the fifth time organizing the "Open Days" event, it was decided to offer visitors to view several new apartment projects during one weekday evening.
"When the weather is warm, we leave the weekend for other things - rest, trips. We have feedback from home seekers that this is the case event - a convenient way to plan your time and view several projects you like and are interested in. And for developers, builders, this is an opportunity to present their project, to present specific offers, perhaps promotions or discounts", said V. Steponavičiūtė.
Buyers do not make impulsive decisions and often inspect the property with the whole family
This time, 7 projects are participating in the "Open Days". in New City, in North Campus, In Pilaite, in Justiniškės, Pashilaičiai and in a closed settlement near the lake, in the countryside.
For the first time, a building built in the North Campus is taking part in "Open Door Days". apartment building "Hike 97".
Rimantas Jurkšas, the representative of this project, says that the majority of those interested in apartments in this location are already residents of the North Town, they especially appreciate the quick connection to the city center, new streets and the easily accessible shops, cafes, bars and service centers located in the North Town.
"For us, the timing of the event is more acceptable on a working day, because we believe that visitors can get a better view when they arrive after work. Visitors can assess the environment, squares, green areas, observe how other people live, perhaps their potential neighbors. You can estimate how parking will be in the evening. And the time of year is also beautiful - spring, the evenings are long", R. Jurkštas thought.
Also, according to the interviewee, recently home buyers like to visit more than once and avoid impulsive "I buy everything!" decisions.
"They come with parents, with friends, with relatives for the first, second and even third time - says R. Jurkštas. - People today evaluate all the circumstances, the quality of the materials used for the construction of the building, the location, the environment. It takes time. Nobody buys an apartment anymore, like in the old days, from a blueprint. So we believe that during the "Open Day" there will be those who come to look around not for the first time. We will test whether this timing of the event is attractive to people."
According to the interviewer, a significant part of the project's apartments have already been sold, so real estate sellers will not be able to offer special discounts in this particular project. However, they will devote their full attention and time of the evening to answering any questions that visitors may have.
There are mostly 97-40 m50 apartments left in the "Žygio 2" project. R. Jurkštas notices that one generation of children has already grown up in the Northern town, young families have increased in number, so larger apartments in this area are being sold quite quickly.
"People also appreciate the builder - a significant number of buyers have already lived in Ukmergė stabybos apartments and remember this builder as reliable, so they come, for example, to buy an apartment for other family members," says R. Jurkštas.
House In the new city, even without the impressive views from the windows, it's tempting
The director of the Infra būstas company, Saulius Skrolis, invites you to visit an apartment building near Old Town, on Aguonų Street, which is currently still under construction, with only one-fifth of the apartments left. In this project, small square footage (38 square meters) and five three-room apartments from 55 to 70 m2 remained. Therefore, for those who are looking for a larger apartment and have decided to purchase it during the "Open Door Day", the developers of the project promise to add a storage room for free and negotiate the price of the apartment in general.
"Currently, plastering and installation of partitions are being carried out in the project. We plan to finish the construction in September, but there is already something to see: you can appreciate the view from the windows, the layout of the apartments. In this part of the city, the price of real estate ranges from 2300 euros per square meter, so we receive visitors who are ready to purchase more expensive real estate," said S. Skrol. The interviewer reminds that this house is energy class A, equipped with high-quality finishing materials.
However, the head of the company warns that the impressive views with the roofs of the Old Town have already been snatched away.
"Some people want to live In the old town and dreams of a spectacular view, but maybe only 25 percent of the object's apartments can have such a view. And they usually cost one and a half times more, just for that image. The remaining apartments have a view of the opposite house, street or something like that," says S. Skrolis.
He hopes that traffic jams at the end of working hours will not prevent visitors from reaching Aguonų streets in the center.
"This time has both pluses and minuses, but it is convenient for us to show apartments at this time, spring evenings are long, we can make the most of them," says S. Skrolis.
