Since the New Year, one of the first A++ energy class industrial buildings with offices in Lithuania has been opening its doors in Vilnius. It will be one of the most innovative and energy efficient buildings in Vilnius.
The group of high-tech companies "Global BOD Group" received permits to operate a new office rental and research building in Vilnius, on Loksininkai street, right before Christmas. During the operation of this building, almost all the necessary energy will be obtained from renewable energy sources. According to Vidmantas Janulevičius, chairman of the board of the group of high-tech companies, this is a new step in the market of office and scientific research buildings.
"This building is not connected to the city's central heating system: with the help of geothermal heating and solar power plants, it can be both heated and cooled completely independently. The building only needs an electrical input to be able to perform production functions", says V. Janulevičius.
More than 850 kW of solar modules are integrated on the roof and facade of the building. The building's heating system acts as a cooling circuit during the summer and cools the building. Heating and cooling of the building is provided by heat pumps with a capacity of 720 kW - four heat pumps, each of 180 kW, are installed.
It is also planned to install a 3,3 MWh electricity storage system - it will ensure the building's independence from any fluctuations in electricity prices and, if necessary, will be able to ensure the autonomous operation of the building without external electricity supply for up to one month.
In the winter season, the building will be able to be heated even if the electricity supply is interrupted for more than a week, in the summer the full autonomy of the building can be ensured much longer. A modern hideout with all the necessary equipment and systems will be installed in the basement of the building.
"This building of ours is maximally independent - it can secure all the necessary energy - both for heating and cooling, as well as for production processes - by itself. In addition, it meets the highest ecological standards and has zero CO2 emissions," says V. Janulevičius. Thus, the operating costs of this scientific research and office building will be extremely low, as all the necessary energy will be obtained from renewable energy sources.
According to V. Janulevičius, during the summer, all the electricity needs of the building can be independently ensured, including the energy needed for production processes, from the solar modules installed in the building. During the winter, the building can also function independently for a while in this way.
The new Global BOD Group research and office building is scheduled to open after the new year. This building has premises for different purposes - scientific, production, office, medical and storage. Research companies such as Caszyme, Nomads and LT Biotech will be located in the building. Firm "SoliTekwill develop the development and production of energy storage devices and solar modules in the building.
Medicina Practica UAB will also have its innovative research laboratory. The building is also planned for the production and sale of orthopedic events. In addition to medical, research laboratories and other research laboratories are also planned, as well as nearby offices for their employees, which will house EssentOptic Europe and several smaller companies.
There is good news for the residents of the entire Santariškii district: it is planned that dental and family clinics, massage and beauty salons will operate in the building. iLunch, which will open the first restaurant of the new concept, joins the establishment of innovative companies in the new generation building.
A terrace will be installed on the roof of the building for the needs of employees of companies renting premises in the building.
According to representatives of Global BOD Group, up to 500 square meters of commercial space on the first floor of the building and up to 1000 square meters of space for production or laboratories can be offered for the needs of tenants, with the possibility of having offices for service workers next to these spaces. Also, there is still space left for separate offices for rent.
