Both economical and luxury housing in the same area
According to Tomas, although there is no portrait of just one buyer, most individual houses and cottages are currently being bought by families of young professionals who already know which areas they would like to live in. Most of the time, this segment also wants to live in places less far from the city center and with good transport links. "The city of Vilnius is quite compact and quite urbanized, so if we choose any part of it, we have a really relatively short distance to the central part of the city and a convenient transportation network: maybe only the southern part of the city is still a little "behind", but we can see positive changes here too."
According to Tom, it is possible to put a sign of equality between the northern (Tarandė, Gineitiškės, Zujūnai, Bajorai) and the southern parts of the city (Pavilnys, Kalnėnai): both the demand and the supply are similar on both sides, and in addition, both economic and luxury properties can be found on both sides of real estate objects. "Although some districts are still considered prestigious, there are not so many of them - in the larger part of the city, both those looking for a relatively inexpensive house and those looking for an exclusive place to live can find their future home."
One of the fastest growing is the southern part of Vilnius
When asked about the fastest growing areas that stand out and the rising interest of buyers, Tom mentions the same southern part of the city. "I think that most of Vilnius has already been "discovered" and formed - but it is worth paying attention to the south of the capital. Although the infrastructure here is a little less developed compared to other parts of the city, new projects are being actively developed, which allows us to see the changing face of this district."
According to Tomas, both the southern and western parts of the city are extremely attractive to buyers both because of the supply of new projects and because of the slightly lower traffic flow. In addition, according to the real estate expert, green areas are also extremely relevant for the modern buyer, who is not only looking for more space, but also wants to live a little further from the hustle and bustle of the city and enjoy the proximity of nature without moving away from the main arteries of the city. "For those who are looking not only for built objects, but simply for a place to implement their project, the southern part of Vilnius is attractive both because of the green spaces and because of the large selection of plots - here it is also easier to find economical offers, which are mostly sought by young families planning to buy or build their first home. "
The main criterion for choosing housing is not the area, but the price
Although buyers often know which neighborhoods they would most like to live in, price is still the main criterion for making a buying decision. "We notice that more and more buyers are looking for already furnished houses that they can move into and live in immediately. This is influenced both by a faster lifestyle, when we do not want to spend a lot of time on additional work, such as maintenance of home furnishings, and by the still ongoing debate about long deadlines in the construction industry: it is not uncommon for buyers to ask how long it would take to furnish a home on average, because they have heard in their environment that, for example, the production of a door may take several months instead of a few weeks."
