SoliTek, a company belonging to the group of companies of the renewable energy and high-tech company BOD Group, transfers its building management to an international real estate consulting company "Newsec".
Contracts were signed for the 30 thousand in Vilnius. sq. m. of the area, Okislininkai st. operating high-tech production building with administrative and storage facilities and 3,5 thousand sq. m..ploto Linkmenų st. administrative, production and storage building.
According to Justo Bandza, head of Newsec's Office Center Management Group, this transaction reflects a market trend - companies abandon real estate management and hand over this function to professionals.
"Such cases are more and more common in Lithuania, because companies concentrate on their main activities and refuse additional and time-consuming activities unrelated to their main activities, such as office maintenance. Our experience shows that owners are satisfied with both financial results and properly provided services. At the moment, we manage buildings of various purposes, but at the same time we remain flexible and are able to adapt to the needs of each building owner", says Justas Bandza, head of the Newsec Office Center Management Group.
"We are oriented towards production, so we understand that we will not become real estate management specialists. We have entrusted the maintenance and administration of buildings to professionals in this field, who are best versed in the innovations and trends of the building management market. After transferring the management of buildings to a company engaged in this, the maintenance of real estate will be cheaper. A company that maintains many buildings buys the materials and services needed for their maintenance in larger quantities, so maintenance costs for each facility are reduced," says Vidmantas Janulevičius, chairman of the board of the BOD group.
He emphasizes that the transfer of building management to Newsec will ensure professional cooperation with tenants of premises - more than three dozen different companies operate in the transferred buildings: "We want our premises to be used more rationally and relations with tenants to be more orderly. We hope that the transfer of real estate management to the hands of professionals will help generate higher income from the rental of premises."
Until now, "BOD Group" received less than the market price for the rent of the existing buildings - when we take over the management of the facilities, we will strive to make the income correspond to the market average", says the head of the "Newsec" Office Centers Management Group.
Under the contract, Newsec will provide asset management services without maintenance. "We will strive to ensure comprehensive and professional asset management, taking into account the individual needs of the client. We will create a real estate management strategy, implement a rental plan agreed with the owner, analyze the rental price situation, audit rental contracts and select the most suitable tenants.
The main activity of the "BOD Group" group of companies is the production of CD, DVD, Blu-ray Disc compact discs and photovoltaic solar cells and modules.
