Not one modern one office interior The architects of YCL Studio, who created and received awards in Lithuania, say that the newly installed offices are based on a completely different concept than before. According to architect Aidas Barzdas, modern offices are becoming more and more like a home space, where an employee can both work and have quality rest during short breaks.
Architects creating exemplary office interior design concepts for the new Park Town business complex say there are three global trends that determine how a modern workplace should look.
"One of them is flexibility - the office is no longer a place where desks stand for years as if they were screwed together and even the coverings under them remain unworn. Spaces must be easily transformed, adapted or changed depending on the nature of the work. The second trend is related to spaces that no one had thought of before in the work environment - these are rest rooms, game rooms or collective spaces, where the thoughts and solutions that arise can create great value for modern business", says A. Barzda.
The third trend is the disappearing signs of organizational hierarchy and the creative identification of specialist functions. According to the architect, tables with position or name and surname are disappearing faster and faster from cabinets in offices, the old system of identifying responsibilities is being replaced by newer forms.
"There are simply teams that can be responsible for different spheres in the organization, so they can be identified using colors that are easy to understand for both employees and customers. For example, if a group of people is responsible for IT coordination in the office, their furniture, cabinets, work chairs or space coverings will be the same color, while a group of people who are responsible for communicating with customers will have a different identification color. In a modern office, it makes it much easier to navigate and find the necessary specialists", asserts the YCL Studio representative.
When asked about the differences between the needs of Lithuanian and foreign capital companies, A. Barzda notes that the requirements of both of them for functional office space are similar, because their needs are affected by the same globalization processes.
"In the modern world, where there are no communication barriers, the differences between foreign capital and Lithuanian companies are fading. Many companies, both young and those with longer operating experience, have many colleagues, partners and clients outside of Lithuania. This basically leads to a kind of mixing of ideas and thus creates a modern global office that does not have the label of one country. This is happy, because one thinks globally and creativity becomes more free. However, there are still some unique details that Lithuanian creators have preserved, they are more related to historical experiences and issues of mentality," says the architect.
Monika Sabaliauskaitė, head of the property management department of the company "MG Valda", which is developing a new business complex "Park Town" on Lvovo Street in the capital, emphasizes that the increasing competition for employees in the market obliges businesses to look at the workplace more broadly, to use it to motivate and retain employees.
"Without a doubt, the modern workplace is becoming one of the tools that can help in the intense competitive struggle for the most talented employees. And from the point of view of business, a comfortable environment for an employee can create conditions for more efficient work and the growth of loyalty to his employer. This ultimately translates into better business performance and competitive advantage in the marketplace. A private business, especially one where a large part of the employees creates a product with high added value, understands that a modern office is not just a beautiful aspiration, but rather a necessity," comments M. Sabaliauskaitė.
The Park Town business complex is being developed in two stages: the first 7 sq.m. is planned to be completed in the middle of the year. area building construction; at that time, the second 200 sq.m. area building will be completed at the end of 14. quarter. The total investment in the business center amounts to 800 million. euros.
The Park Town business complex will house a conference center, a kindergarten, a sports club, restaurant, other daily services will be provided. The buildings will be equipped with two spacious terraces, from which a view will open to the future Japanese garden bordering the business center, which is planned to be developed later this year. One terrace will be closed for the needs of customers and employees, the other will be open to Vilnius residents and all visitors of 500 sq.m. green terrace. The office buildings will provide the possibility to come to work by bicycle - there will be a spacious bicycle storage room, showers, and a rule.
