"Capitalica Asset Management" is implementing the sustainable project "Sand Offices" on the site of the old administrative building located on Žalgiris and Linkmenų streets. The new business center will offer modern offices at an attractive price, which will be distinguished by innovative design and amenities.
September 8 Capitalica Asset Management, the SBA group's investment management company, received permission to reconstruct the administrative building at the intersection of Žalgiris and Linkmenų streets. At the end of 2024, the tenants will move into a modern office building called "Sand Offices" in the rapidly developing Šnipiškii district.
The company will create a high-quality A+ energy class business center, the quality of which is not inferior to Konstitucijos Ave. for developed real estate projects, but able to offer a more competitive rental price.
"When building Sand Offices, we aim not to look for quick returns, but to create a business center that makes long-term solutions and the highest quality available to the largest possible group of successful businesses. We pay a lot of attention to responsible architectural and interior solutions, so that every area of the building is not only valuablely used, but at the same time provides a great feeling of well-being to those working in this building", says Andrius Barštys, Chairman of the Board of Capitalica Asset Management.
The project was inspired by the area's unique heritage and vision for the future
One of the main missions of the project is to offer added value to "selective, not chosen" tenants. Investors seek to ensure that the chosen premises fully meet the needs of the renting organizations, starting from pragmatic aspects such as location and price to emotional and aesthetic requirements.
The construction of the building is made of prefabricated reinforced concrete, which reduces the number of columns inside the premises, and facilitates planning and engineering network solutions. Meanwhile, the facade decoration is made of clinker bricks - a material rarely seen in modern office buildings, but common in the old towns of Western Europe, where it has been creating the impression of durability, quality and naturalness for many centuries.
The choice of this material is also inspired by the rich past of the territory: once there were important Vilnius clay sites here, where the red clay used for the majority of the old Gothic and Baroque buildings was cast. When digging clay, it was here that particularly interesting paleontological finds were found - mammoth bones. "Clay quarries, mammoth bones - all this inspired the clay clinker facade, which is not a straightforward red clay color, but sandy, bright and light, natural, pleasant to observe and touch when passing by." That is where the name "Sand Offices" came from," says Lukas Rekevičius, director of the architectural studio "Aketuri architektai", which designed the building. "It's nice to be around - that's the kind of emotion we aim for with the building's architecture and interior solutions."
Will strive to meet the highest standards of quality and comfort

The BREEAM-certified building is developed using universal design principles and will be adapted to all the needs of office tenants: office premises of various sizes await them, restaurant, retail premises, spacious reception. The new building will be taller, but shorter, thanks to which it was possible to designate part of the territory for a green yard and public spaces near the building.
In addition, the Sand Offices will be equipped with delivery and courier stopping rooms, showers, changing rooms, bicycle and scooter storage, underground and outdoor parking lot. The first floor features a spacious lounge with a huge LED screen that will broadcast the sights, sounds and smells of nature. Large balconies with live trees growing inside are planned on the separate office floors, on the roof of the building it is possible to install a terrace with a view of the central business district and the newly opened Japanese garden, thus giving the building dynamism and naturalness.
According to the director of "Aketuri architektai" L. Rekevičius, the architectural solution combines several ideas. "One of them is an urban volume firmly marking the intersection, symbolic enough to mark the iconic territory of the building, marking the entrance to the city center from other districts - a kind of city gate. The second idea is also urbanistically based. We wanted to break up the large enough volume so that observers moving through the streets of Žalgiris or Linkmenų would not see a solid brick monolith, but various architectural cuts, richly planted terraces - all this creates a dynamic silhouette from all the most important points."

Company providing real estate services "Newsec”, who are exclusively responsible for the search for tenants in the Sand Offices project, believe that this office project will properly fulfill the iconic territory of the building, marking the entrance to the city center from other districts – a kind of city gate.
"Zalgiris street is a very promising place for business. Šalimais is a central business district, positive synergy is felt with other business centers and residential buildings. It is a highly visible, extremely easily identifiable place in the city, with convenient access by both private and public transport. The location of the building ensures easy access to Konstitucijos Ave. on foot or scooter/bicycle," said Jurgita Ragaišė, head of the Newsec mediation group in Lithuania. "In recent years, the population of the microdistrict has been growing, new residential projects are being built, parks and public spaces, pedestrian and bicycle paths are being renovated, several large multifunctional projects are planned for the near future - all this is important for the vision of life in the district and the comfort of our potential tenants."
