As the need for new, high-quality housing continues to grow in Vilnius, the sustainable urban and infrastructure development companyYIT Lithuania" is undertaking a new modern residential project in the Viršuliškės district of the capital. The development work of the eastern part of the "Virš šilų" quarter is starting here. On a 7,4 thousand sq. m plot in a strategically convenient part of the city near the Vilnius Western Bypass, it is planned to build a 4-building apartment building with 246 apartments and 15 commercial premises.
A project for those who value quality
The construction is planned to be carried out in three stages. During the first stage, the first apartment building will be built, an underground parking lot and landscaping works have been completed. Construction of this stage has already begun, and the entire complex is planned to be completed in the last quarter of next year. The area of the apartments will range from 38 to 80 sq. m., and the price will start from 3205 thousand euros per sq. m.
The apartments in the new project are planned taking into account the modern needs of residents and in order to ensure maximum comfort. The apartments will be distinguished by their functional layout and large, floor-to-ceiling windows. An individually regulated underfloor heating system is provided here, ensuring efficient and low operating costs - a solution that is still quite rare in newly built houses in this part of the city. An optimal microclimate will be ensured by an individual recuperation system installed in each apartment, which will be immediately ready for use.

The A++ energy efficiency class house will have exclusive pigmented precast reinforced concrete facades, characterized by durability and resistance to environmental influences, as well as reduced maintenance requirements. For the convenience of residents, the transportation infrastructure will also be further improved this year - new street sections and pedestrian paths will appear.
The intersection of Viršuliškės, Pilaitės and Karoliniškės, where the “Virš šilų” quarter is located, is a very lively part of the capital, where popular shopping centers, shops, kindergartens, schools, sports clubs, health and beauty institutions, cafes and restaurants, and entertainment venues operate. Nearby is one of the most popular shopping centers in the capital, “Vilnius Outlet", and the shopping center "Mada" will also be renovated here, the reconstruction of which was also entrusted to the company "YIT Lietuva". In addition, this part of the city is surrounded by green areas - nearby are the Karoliniškės Landscape Reserve, the Groviai Geomorphological Reserve, and public city beaches.
When developing the quarter, it is planned to improve the sections of V. Lingios and J. Rutkauskos streets passing through the plot territory. These streets will be connected by a new pedestrian path, which will ensure convenient and safe movement in the quarter. Modern lighting and other necessary infrastructure solutions will also be installed. In the second half of 2026, the municipality plans to install a new recreational space near the quarter - the J. Rutkauskos street square. There is a great lack of such public space in this part of Viršuliškės, so the square will become an important gathering and recreation area for the local community. It is planned to install recreation and sports grounds, a dog walking area, pedestrian paths, two recreation areas with benches and chess tables. A wooden footbridge will be built through the wetland in the center of the territory, connecting the southern and central parts of the square. Benches will be installed on the footbridge, so it will serve not only as a means of crossing the wetland, but also as a place to relax surrounded by nature.
In the future, YIT Lietuva plans to build another residential building in the western part of the Virš šilų quarter, on Poligrafijos Street.
