This week, real estate development company Homa Group began construction of the EUR 15,2 million multifunctional business center West Garden 2 on the Western Vilnius Bypass. Part of the complex will be occupied by sports service operators.
The construction of the 10824 sq m. area of the administrative, commercial and service center being developed between the Pašilaičiai and Gineitiškės districts is planned to be completed by the summer of 2026. The project is being built at Vakarinė g. 10: next to the first, almost half-smaller and already fully leased, phase of the West Garden, which opened in 2023.
Construction has already begun with agreements on the lease of 19 of the 24 space segments. Contracts have been signed or are being finalized with the future of one of Lithuania's largest padel tennis arenas, stage equipment rental and plumbing trade companies, as well as car service companies and another active leisure services operator. These tenants will announce their names and development plans separately.
According to Žydrūnas Matuzas, the head of Homa Development, the first phase of West Garden highlighted the automotive trade and service sectors, while the new West Garden 2 maintained the range of services provided to the automotive segment. Also, a pleasant trend has been the interest of tenants with a sports and active lifestyle.
"The strong interest from tenants even before the start of construction shows that we are developing the facility in a very attractive location for business: close to transit and dense residential areas. This ensures excellent accessibility for customers, partners and employees," says Ž. Matuzas.
He predicts that the last remaining premises of West Garden 2 may also be interesting to other representatives of the sports and active leisure sector, but as the housing market gradually recovers, traders in construction, interior design, or other real estate-related fields are also likely to be interested.
The attractiveness of the West Garden location is also emphasized by Wurth Lietuva, a construction and industrial supplies, chemicals and work safety equipment trading company belonging to the German concern Wurth Group, which has installed one of its largest stores in Lithuania in the first phase of the complex. Mindaugas Jankus, the head of its Vilnius region, says that the company's operations in the West Garden premises are primarily justified by convenient transportation.
"This location is convenient for small and large buyers from all over the city and the nearest residential areas. And the high traffic flow ensures good visibility for our brand," says M. Jankus.
Among the first tenants of West Garden are companies such as the globally popular accessories manufacturer Burga, as well as Rentalis, Beriva, Mimaki Lithuania, etc. 9,5 million euros were invested in the first phase of the project, and in 2025 it received a BREEAM sustainable construction certificate.
The second phase of West Garden is being developed by the main partners responsible for the first building: designers UAB “Bendrieji statybų projektai” and general contractor UAB “Binkauskas ir Stašinskas”. The tenant portfolio is being managed by commercial real estate services company “Real Game”.
