Real estate developer Homa Group has received construction permits for the 11800 sq m administrative and residential project "Paukščių takas" Ozo str. 41, Vilnius for development. Construction work is planned to begin this summer.
The project is being developed in a time-tested location: officially in Šeškinė eldership, but surrounded by the so-called northern Žvėrynas forest, from where Saltoniškės and other central business districts are easily accessible even on foot. On this plot, Homa had already developed the first stages of the “Paukščių tako” 5 years ago, so the new complex will complete the transformation of the territory.
The approved project provides for a mixed-use facility. The residential part will feature just thirty very spacious 2-3-room apartments, while the ground floor will be occupied by commercial premises. The second part of the building will house administrative and commercial premises, while the ground floor will house a sports club.
According to Žydrūnas Matuzas, the head of Homa Development, the development of “Paukščių tako” was determined by the extremely convenient geographical location of the project: next to arterial city streets, largest shopping centers and just 5 minutes by car to the central part of the city. Residents of the first stage of the project are already enjoying a developed sports infrastructure – there are football and tennis arenas nearby, as well as the green and recently renovated Lietaus Park in northern Žvėrynas. The last stage of the development of this territory will also maintain its current administrative and service function.
“This is a very attractive location for the mid-range housing segment in the capital, and the administrative and commercial parts of the project will create a range of services relevant to the entire district,” says Ž. Matuzas.
Construction is planned to be completed by autumn 2027. The sports club that operated in the area will not provide services during the development of the facility, but after construction is completed, the active lifestyle and sports operator will once again invite Vilnius residents here.
Homa will invest EUR 18,12 million in the development of the "Pauksčių tako" project.
