In the competition announced by the real estate project management company "Citus", where an architectural idea was collected for a future project in Vilnius, Kareivių st. 5. December 9 at the meeting held, by the decision of the commission, the architectural studio "Eventus Pro" of Sigitas Sparnaitis and Vytenis Gerliaks was announced as the winner.
The project is planned in the intensively changing junction of Verkii and Žirmūnai microdistricts, in the neighborhood of the urban "Ogmia city", in the area near the Unideco home decoration center. On the territory of 1,81 ha, a multi-purpose, almost 35 thousand. sq. m total area project with housing, commercial, trade and leisure spaces. Investments in this project will reach more than 61 million. Eur.
The commission for the architectural idea competition announced in September consisted of the president of the Lithuanian Real Estate Development Association (LNTPA), Mindaugas Statulevičius, the founder of Citus, Mindaugas Vanagas, the mayor of Birštonas. architect, member of the Lithuanian Chamber of Architects (LAR) Mantas Michaliunjo, architect, LAR member Juozas Vaškevičius, and it was led by the chief architect of the city of Vilnius, LAR member Mindaugas Pakalnis.
"We positively assess the capital municipality's aspiration to ensure the quality of architecture and urban harmony, especially in a place like the intersection of Verkii and Žirmūnai. Here, many attractive territories, which were previously "occupied" by technical and industrial objects, become vacant. Therefore, when announcing the tender, a lot of attention was paid to the relationship between the project's volumes and Kareivių Street, the implementation of the planned public space between the residential and commercial parts, the system of internal courtyards, and the connection with the "City of Ogmia". There is still a lot of creative work to be done with the architects, ironing out some details, but we have already taken the first step and are moving on - says Mantas Galdikas, director of Citus.
The tender commission emphasized the advantages of the "Eventus Pro" proposal: the layout of lower and smaller buildings and public space, the concept of two inner courtyards, rational solutions for the residential part of the project, a commercial zone located near a perspective inner street, and others.
"Eventus Pro" architect Vytenis Gerliakas says that the studio aimed to smoothly integrate the new object in the existing and newly emerging urban environment and to reflect the sustainable development of the city of Vilnius with its multifunctionality. According to him, the planned adjacent functional areas of offices, services and residences will allow for a harmonious fusion of public and private spaces in the new complex.
"Our team tried to discover the strongest points of attraction of the environment, connect them with the newly planned complex and together create guidelines for further conversions of the surrounding areas. We hope, together with other already developed and planned projects on Kareivius street, to turn it into a nicer and more attractive place to work and live in the northern part of Žirmūnai", says V. Gerliakas.
Negotiations will be held with the winning studio in the near future and the project will be further developed, which will consist of six stages: residential buildings will be built in four stages, administrative buildings - in two. The first construction works of both parts of the project are planned to start in the XNUMXrd-XNUMXth quarter of next year.
Most of them, about 25 thousand sq. m of the project area will be occupied by residential buildings in which 500 apartments are planned. Another 10 thousand sq. m of area will be allocated to two administrative business centers. It is planned to pay a lot of attention to public spaces and recreational solutions, which the Citus team is currently working on.
According to Citus director M. Galdikas, the company has no doubts about the success of the future project, because the visible changes provide a solid basis for this - the conversions taking place around, huge leisure and entertainment attraction centers that have formed in the North Campus and Oz Park, and good transport infrastructure. Newly opened areas are a great opportunity to offer residents new, high-quality housing in their favorite neighborhoods.
