A new settlement of individual houses is being born in Gailiūnai, one of the most wooded areas of Vilnius, near the Kairenai Botanical Garden. In the 37-hectare settlement named after "Grinė", 165 homestead plots have been designed, which will entice the people of Vilnius not only with the landscape surrounded by nature reserves, convenient connections with the city center, but also with centrally equipped city engineering communications. The construction of these engineering communications was organized and financed by the "Gailiūnai association" established by the plot owners.
Ten years in the making
The future settlement consists of plots for the construction of one- and two-family houses. Up to 90 percent the city water supply, domestic sewage disposal and electricity supply networks have already been brought to the plots, the foundations of the streets and access road of the settlement needed for the construction of the asphalt concrete pavement have been laid, installed in Grinės st. lighting, fire safety water tanks are built, a video surveillance camera system is installed. Over the past two years, 5 km of streets, 13 km of water supply and domestic sewage pipelines, and 9 km of electricity networks have been built for the needs of the settlement. Starting from this year, the works of laying the asphalt concrete surface of the streets of the settlement and building the sidewalks are being implemented in separate stages.

"Settlers of our settlement receive already built engineering networks, avoiding the time- and energy-consuming procedures of their design and adjustment. The association takes care of everything, even the street lighting and video surveillance camera system, so that the plot owners can concentrate only on the construction of their house", says Eugenijus Bytautas, the chairman of the "Gailiūnai Association", which is developing the "Grinė" settlement.
As the representatives of the "Gailiūnai Association" claim, the procedures for planning the territory of the settlement, designing engineering communications and streets, and obtaining construction permits took almost 10 years.
Will offer resort routine
The project developers do not hide that the "Grinė" settlement receives the most attention from those residents of the capital who want to live in a healthy and clean environment. There are no polluting industrial enterprises or highways with intensive traffic movement in the vicinity: the array of plots is surrounded by nature reserves and mature, far-reaching pine forests on the north, west and east sides. There is no doubt that the settlers will like to swim in the nearby Tapeliai and Kairėnai lakes, which are connected to "Grinė" by picturesque forest paths, and will also actively use Vilnius city municipalities expanding network of bicycle paths connecting these neighborhoods with the center of the capital. A wide variety of cultural, entertainment and educational events will be ensured by the nearby Kairenai Botanical Garden, which is open all year round.

"The array of plots is separated by a six-minute drive from Saulėtekios avenue. Driving from the direction of Užupis, the "Grinė" settlement can be reached from the city center in fifteen minutes. But when you come to these places, you feel like you're in a resort and you wouldn't even think that it's so close to the center of the capital," E. Bytautas notes.
Estimated prices for plots in Grinė settlement range from 3000 to 5000 euros per acre.
