Tolminkiemi high school is waiting for proposals from builders

The municipal administration has announced an international open procurement of contract works, the winner of which will build the planned Tolminkiemi gymnasium in the Pilaitė micro-district. 

Pilaitte – one of the fastest growing microdistricts in Vilnius. Two schools have been operating here for many years, but with the rapid increase in the number of children, the need for new educational institutions is felt. Tolminkiemi high school, according to Vilnius city municipalities of administration director Povilas Poderskis, will be exceptional not only for its modern construction solutions - it was designed using Building Information Modeling (BIM) - but also for its architecture. 

"DO Architects architectural studio strongly raised the design standard of the city's educational institutions, and also made excellent use of the involvement of the proactive Pilaitė community in the design processes of the gymnasium." Thanks to all this, the community has a project that meets its expectations, and the realization of the gymnasium is taking place in accordance with the same vision - to open a new school in 2022. on September 1, - said P. Poderskis. - Now the project is in the hands of the "Vilnius Development Company", which is organizing the tender, and I really hope that the conditions and process of the tender will be conducted smoothly and professionally, and that the selected contractor will live up to expectations and realize the project on time and within the budget." 

For the DO Architects team, the exceptional design process, when the project progress was taken care of by a working group made up of the municipality, architects, schoolchildren, and active community representatives, was interesting. "Constant intermediate meetings and comments, insights and observations of each member of the working group during the project preparation were very useful and helped us make the project better," said Andrė Baldišiūtė, head of the architectural part of the project.   

The studio "DO Architects" designed a four-story, 12 sq. m. sq. meter high school, where 1000 students will be able to study. Already during the preparation of the technical project and in response to the comments of the community and the changing attitudes of the education sector, it was decided to increase the area for sports activities. 

"We took into account both the experience of existing schools and the fact that more physical activity weekly lessons may be introduced in the future. Thus, the number of planned sports halls has changed since the stage of project proposals", commented A. Baldišiūtė. When specifying the project, special attention was paid to the section of Tolminkiemi Street between Vydūnos St. and Pilaitė Ave. The street section was designed not only along the school plot, but all the way to Pilaitė avenue. The street has designed parking spaces for residents, school guests, pedestrian and bicycle paths with lighting, high-quality landscaping solutions.

It is planned that the international open procurement of contract works for the new gymnasium will last about 3 months. Tenders will be accepted until 2020. on December 21, the winner will be determined by the price-quality ratio. The participants will be evaluated according to the price, the experience of the building construction manager, the deadline for the completion of the works, and the expected application of environmental protection measures. In addition, the additional duration of the static warranty period will be taken into account.

"According to the plan, the construction works contract could be signed at the end of winter or beginning of spring. Of course, everything will depend on how smoothly the evaluation of proposals will go, whether there will be no legal disputes," said Rasa Čeponytė, director of the company "Vilniaus vystymo kompaniya", which provides design management and construction management services.

Visualizations and project proposals of the school were presented to the interested public in 2019. at the end of November. The working group for the implementation of the future gymnasium project was assembled from the municipality, architects, schoolchildren, and active community representatives after the winners of the technical project competition were selected.
